Contract of hire
The contract of hire (The Contract) is between the hirer and the owner of the property. The contract comes into effect when the hirer receives written confirmation of the booking. The hirer then becomes responsible for the total rental of the property for the booked period. Booking will be confirmed on receipt of the deposit as laid down in the booking form and these booking conditions. The balance will be due eight weeks before the start of the holiday. We reserve the right to cancel a holiday if payment has not been made by this time. If a booking is made within eight weeks of the start of the holiday the full rental will be payable at the time of booking. We reserve the right to refuse a booking to any person we consider to be unsuitable.

Confirmation of Reservation
We will send the hirer written confirmation upon receipt of the booking form and deposit . This is our formal written acceptance of the booking. Please check the details and advise us at once of any inaccuracies.

Payment
Paying the 20% non-refundable deposit and balance payable by cheque in UK pounds (£).

Price
Rental prices are per week and include water, electricity and heating. Linen can be hired, we do ask you to bring your own bath and beach towels.

Amenities
The use of all accommodation and amenities is entirely at the hirers risk. Baggage and personal belongings are the hirers responsibility at all times and no responsibility can be accepted for loss or damage to any vehicle or its contents. The owners cannot accept liability for happenings outside their reasonable control such as sudden invasion of pests, damage resulting from exceptional weather conditions resulting in loss, injury or accident.

Arrival/Departure Times
Accommodation is available from 4pm on the first Saturday of the booking until 10am on the final Saturday. It is most helpful if you are able to advise us in advance of your approximate time of arrival.

Cancellation
If you have to cancel a booking, you should advise us immediately by telephone and confirm the cancellation by recorded delivery or registered post, which should be signed by the hirer. Cancellation can only take effect on receipt of this written confirmation. Following a cancellation we will use our best endeavours to re-let the property, at a reduced price if necessary, and if successful, will reimburse the applicant as much of the holiday cost as possible such that we retain the rental income afforded by the original booking. Amounts potentially forfeited between cancellation and holiday arrival date are as follows: Eight weeks or more - forfeit deposit only, less than eight weeks - forfeit holiday cost. We will not charge you any expenses incurred in re-letting the property, e.g. advertising or commission.

In the unlikely event of us having to cancel your booking, for whatever reason, our liability is limited to the refund of all monies paid by you. We will use our best endeavours to find alternative, comparable accommodation but be aware that prices may vary depending on the location and property available. If we are unable to do this, or if you are unable to accept the change we will refund your deposit and the balance if this has already been paid. This will be our sole obligation. We strongly recommend that you arrange holiday insurance that includes cancellation and to have full cover for the party's belongings etc.

Miscellaneous
The bringing of pets onto the property is not normally permitted. We live in a small hamlet and we ask you to pay due consideration to our neighbours and avoid late-night noise, particularly outside. You agree to allow the owners access to the house at any reasonable time during your stay.

Legal
In the event of a dispute arising between the owners and the hirer that cannot be resolved, such disputes shall be referred to a mutually agreed arbitrator. Failing this, on the application of the hirer or the owner, it shall be referred to the president for the Law Society of the Institute of Arbitrators subject to the provision of the Arbitration Act 1950 (as amended).
